Malta rental registration: where to start
Official guidance, the current registration deadline and why tenancy registration is different from live rental availability.
Use the current official guidance
For leases falling within Malta’s Private Residential Leases Act, the current registration deadline is 30 days from commencement of the lease. Older references to a ten-day deadline should not be used as the current rule. Always check the applicable law and Housing Authority guidance for your circumstances.
Start at the official rent registration portal. It provides the registration service and guidance on creating and terminating a registration. This page is an orientation guide; it does not determine whether a particular arrangement falls within the Act.
Have the property and agreement details ready
Follow the official process for the agreement and property you are registering. Accurate details matter, especially where a building contains several units or the tenancy covers shared space. Do not use a marketing headline as a substitute for the property identification required by the official service.
Keep registration documents within the appropriate official process. DwellinK’s early-interest form does not request tenancy agreements, identity documents or tenant information.
Registration is not a live availability feed
A registered contract describes a tenancy. An available listing describes a rental opportunity at a particular time. The two can be related without being interchangeable.
We have not established a publicly accessible property-level rental-status database or permission for DwellinK to connect to one. Even if access becomes possible, a record would need to be matched carefully to the dwelling and tenancy dates. Absence of a match must not be treated as proof that a home is available.
Our practical starting point
We are developing a rental pilot around owners and authorised managers confirming their own information. Any future registry connection would be an additional reconciliation signal, subject to permission and reliability checks.
