Malta’s rental market: reading the 2025 figures
What official registered-contract figures tell us, and why they are different from available homes or asking prices.
A larger stock of registered contracts
The Housing Authority reports 72,754 active registered rental contracts at the end of 2025, an increase of 9.3% from the end of 2024. This describes registered contracts at a specific date. It is not a count of available homes or necessarily a count of unique dwellings.
Renewals are part of the market
The report records 37,612 contract renewals during 2025. The figure reminds us that continuing tenancies are an important part of the rental system, alongside new agreements.
How to use the numbers
For an owner, the useful next question concerns their particular dwelling, locality and intended tenancy. For a renter, it concerns the options actually available for their budget and move-in date. A national contract total cannot answer those questions by itself.
DwellinK’s interpretation: better market context should sit alongside current, property-specific confirmation. We plan to test the second part with participating owners and agents.
What this snapshot cannot tell us
The report is historical, not a live inventory feed. These figures are not asking rents, unique-property counts, current listing volumes or DwellinK’s own inventory. We will keep the reference period visible when sharing them.
For definitions and methodology, consult the official report, especially the private residential leases section on pages 74–78.
