Questions to ask before a rental viewing in Malta

Confirm availability, total costs and the practical details before committing time to a viewing.

Confirm the next step before travelling

Ask whether the property is still available for your intended move-in date, who confirmed that and when. An advert remaining online does not itself confirm availability.

Ask whether your viewing time has been accepted. A request sent to an agent or owner is different from a confirmed appointment. Keep the contact’s name and a way to reach them if plans change.

  • Is this the exact property advertised?
  • Does the available date fit my move-in plans?
  • Who is authorised to arrange this viewing?
  • Has the time and meeting point been confirmed?

Compare the whole budget

Monthly rent is only one part of the decision. Ask what is included, how utilities are handled and which costs are due before moving in. Request clear explanations of the deposit, any service charges and any agency fees that apply.

Use our rental budget planner to enter your own figures. It separates recurring costs from upfront cash so that a low headline rent does not hide a difficult first month. Its fields are estimates you enter, rather than quoted prices or legal entitlements.

Check the home against your daily life

During the viewing, focus on your actual routine: commuting, stairs or lift access, working from home, storage, noise and natural light. Ask to see the spaces relevant to the listing, rather than relying solely on photographs.

Confirm any must-have such as parking or permission for a pet with the person who can agree it. A description in an advert may need clarification.

  • Which furniture and appliances stay?
  • Who handles maintenance and how is it reported?
  • What is the proposed term and start date?
  • Are important conditions recorded in the proposed agreement?

Keep the agreement separate from the viewing

A viewing helps you assess a home; it does not settle every contractual issue. Read the proposed agreement, verify the counterparty and seek appropriate advice when something is unclear. Consult official rent registration guidance rather than treating a listing or this checklist as legal advice.

Our marketplace is in development. Registering interest with DwellinK does not reserve a property or guarantee a match. For now, use the guides to make your own rental conversations more useful.
