Market explained

Why an online rental listing can already be unavailable

How availability information can fall behind, and the workflow DwellinK proposes to test with owners and agents.

One property, several versions of the information

Imagine an owner promoting a rental directly while two agents promote the same dwelling. The owner agrees a tenancy. One agent receives the update immediately; the other still has an advert online. A renter enquires about the older advert and only then learns that the home has been let.

This is an illustrative workflow, rather than a measured claim about how often it happens in Malta. The failure is the gap between a change at the property’s source and the information displayed elsewhere.

The property and its adverts are different things

A property record describes the dwelling. A listing is one way of promoting it. Several listings can point to one property, and each may have different wording, photographs or an agent reference.

Combining everything by street address alone can be unreliable. Flats in the same building, room rentals, spelling differences and future tenancies need careful handling. A shared record needs enough information to identify the dwelling, with private address details handled appropriately.

What a clearer workflow could look like

DwellinK’s proposed approach starts with an owner or authorised manager responsible for the property record. They confirm status; participating agents receive the relevant updates under agreed permissions. The record should show when that status was last checked.

We intend to test freshness reminders, pausing information that is no longer confirmed and a final check before a viewing. These are pilot design goals, not features currently operating across a live marketplace.

  • One responsible source for availability.
  • Separate permission to represent, publish and share enquiries.
  • A timestamp for the last confirmation.
  • A clear route for reporting a property as let or no longer promoted.
  • A human confirmation before the viewing.

Why a registry would be a supporting signal

A tenancy registration could help reconcile records if a lawful, reliable access route is available. It would still have timing and scope limits: the start date may be in the future, the tenancy may cover a room, and a missing record does not establish availability.

DwellinK does not currently have a Housing Authority registry integration or public property-status lookup. Our pilot must work through participating owners and authorised managers rather than depend on an unconfirmed data source.
